Terms & Conditions and General Information

All of our villas have at least 3 bedrooms and minimum 2 baths. The kitchen is fully equipped with refrigerator /freezer, dishwasher, microwave, coffee machine, toaster and so on. All villas have at least two TV´s.
Linens, towels, hair dryer, washer, dryer, iron, iron board, telephone, gas grill (gas not included) and lanai furniture are also provided. We do not provide bikes, beach towels, umbrellas or beach chairs. However, if those items are available at your vacation unit you are more than welcome to use them.

Season:

low season rates from May 1st - Dec. 14th

high season rates from Dec. 15th - April 30th

Pricing & Taxes: All prices are plus 11.5% tax (6.5% Sales Tax, 5% Tourist Tax) and final cleaning charge from $150 - $300 depending on house size and number of guests. Electric charge: up to $3.- per day is included. During Christmas Holidays, New Year and Eastern the minimum stay is 14 nights, the rest of the Year we have 7 nights minimum for all our homes, shorter times upon request. The weekly rates shown for each unit are good for up to 4 persons.

  • 20% deposit of the rental amount - due within 10 days after booking
  • 80% balance - due 45 days prior to arrival
  • $300 - $500 security deposit - due 45 days prior to arrival

Reservation Process: We will email a reservation form to you indicating the financial transaction necessary to reserve your vacation home. We will provide the address and phone number. You will get the key code to access your vacation home after we receive the rental amount due. Travel information please find under www.mapquest.com. Just type in the address of your vacation home or let us know which Airport you arrive and we`ll gladly send you driving directions from your Airport to the Villa you rented.

CANCELLATIONS AND REFUNDS:

Cancellation and Refunds: The renter may cancel the rental contract at any time as long as the cancellation is sent to us in writing. The following deadlines and costs apply to cancellations by the renter:

Cancellations within 9 days of date when booking was made: no cost or fees.
Cancellations at least 90 days prior to arrival: 15% of rental amount (down payment deposit) is forfeited.
Cancellations at least 60 days prior arrival 50% of rental amount, is forfeited.
Cancellations at least 30-day s prior to arrival 75%. Cancellations 30 days or less prior to arrival: 100% of rental amount is forfeited.

NO REFUNDS FOR EARLY DEPARTURE!

Shall it be necessary for Sunny Cape Homes to cancel the reservation for any reason, SCH will make every effort to offer the renter a comparable or upgraded vacation home as an alternative. The renter then has the choice to accept the alternative vacation home or cancel the reservation at no cost, with a full refund.

SMOKING: Due to potential allergic reactions of future tenants, smoking is prohibited inside the units. Violators of non-smoking rules for units will be assessed additional cleaning expenses to return the unit to non-allergic status. Ashes found inside a unit will be considered as a violation of the no-smoking policy. Damages due to smoking will be deducted from your security deposit.

STUDENT GROUPS ARE NOT PERMITTED: Students unaccompanied by a parent will not be permitted to register. Any reservations obtained under false pretense will be subject to forfeiture of all monies prepaid and the party will not be permitted to occupy any of the units under Sunny Cape Homes.

POOL SERVICE: For all single-family homes the pool service has access to the pool area through the screen doors in the pool cage. Please leave these doors always unlocked, the pool is serviced once a week. The Pool Service will leave a note on the table after each service.

MAINTENANCE DURING YOUR STAY: In the event of equipment malfunction within the unit, Sunny Cape Homes will manage the repairs as quickly as possible. Any maintenance issues should be reported to Sunny Cape Homes as soon as possible. No rent adjustments can be made for circumstances beyond our control or for malfunction or loss of use of equipment or amenities. There is a lawn service mowing every 7 - 10 days depending on the season, it will only take 10-20 minutes for the Lawn Company to service the property.

PETS: Pets are not allowed at the properties. If a pet is found to be on a property it could result in eviction and forfeiture of all monies paid.

ENTRY OF PREMISES: Any authorized employee or repair person may enter the premises during customary business hours for any purpose related to the repair, improvement, care, and management of the premises.
